Major hotel plans for Manchester city centre are among a number of significant plans tabled across the significant region this week.

An ‘internationally recognised’ name is bringing a new 238-room hotel to Deansgate under recent plans. Maybrook House is currently six storeys tall, but the new hotel plans would add an extra two storeys to the building.

It is estimated that the planned hotel would create 60 permanent ‘full-time equivalent’ jobs in hospitality and pump £3.3m into the local economy every year.

Here is a breakdown of each borough’s recently submitted public notices…

Bury

105-home plan for Bury golf course would be ‘catastrophic’

A 105-home plan for part of a Bury golf course has been branded ‘catastrophic’ with scores of objections lodged.

Residents fear the scheme, for Stand Golf Course at the edge of Whitefield, will have a ‘terrible impact’ on their neighbourhoods if it is allowed. More than 100 objections have been filed against the plan, with concerns ranging from the impacts on roads and services to loss of natural habitats and increased noise and light pollution.

The project would see the existing clubhouse at the golf course demolished and rebuilt on the opposite side of the course. In its places, 45 houses and 60 retirement apartments would be built on the cleared land.

Manchester

Plan for new hotel on Deansgate run by ‘internationally recognised’ name

Plans have been announced for a new hotel on Deansgate, to be run by an ‘internationally recognised’ operator.

An application has been made to Manchester council by Deansgate Ventures Limited to open the proposed hotel at Maybrook House, based on the corner of Deansgate and Blackfriars Street, close to the River Irwell.

It would turn the building into a hotel with 238 rooms based on a ‘lean luxury’ model, as well as having a bar area and ‘prep’ kitchen. The hotel would be a ‘car free’ venue based in a ‘highly sustainable and accessible location’ close to major public transport links including Victoria train station and the Metrolink.

Rochdale

The empty warehouse in Rochdale that could become a new school

A new school for children with special educational needs and disabilities (SEND) school could be built on the site of an empty Rochdale warehouse. The vacant unit on Kingsway West Business Park would be transformed into a school for 50 pupils under plans.

A proposal, tabled by Whitehall Academy, includes six classrooms; three sensory rooms; a multi-purpose hall; offices; a board room; a staff room; dining and kitchen spaces; a reception; and a medical room.

There are no planned changes to the outside of the building off Moss Bridge Road. But the west side of the building will have fenced off artificial grass where blank space used to be – to provide a secure play area for the children.

Oldham

Shaw church is crumbling and a danger to the public – but hundreds are fighting plans to restore it

Hundreds of people are fighting against plans to renovate a Grade II-listed church in Shaw that has partially collapsed. The chapel was abandoned in 1975 and is considered ‘dangerous’ but could have a new future under plans put forward.

The chapel at St Paul’s Methodist Church on Rochdale Road in Shaw was built in 1863 with a number of school and nursery buildings added over the decades. The church has had a long history but after years of being closed, the roof of the chapel partially collapsed in February 2019 and things have only gotten worse since.

Plans have now been put forward to carry out further works to the building. Mohammadia Masjid and Islamic Centre bought the site in 2021 in the hopes of establishing ‘a community social and religious assembly’. Part of the chapel wall was accidentally knocked down during site clearance works but it has been promised this will be reinstated.

Salford

More than 200 affordable homes could be built in Salford

There are plans to build more than 200 affordable homes on a former toy warehouse in Swinton.

Developers Kellen Homes intend to turn a former storage site for toy company RMS off Pendlebury Road into a ‘high quality new neighbourhood’ with 216 homes. The warehouse, described by the developers as an ‘underused brownfield site’ would be bulldozed to make way for four new tower blocks and around 44 semi-detached family homes.

According to details published on a purpose-built website, the neighbourhood would consist of three new interconnected roads with 86 parking spaces, a pocket park, and landscaping works.

Wigan

Developer intends to knock down 177-year-old pub to build houses

A prominent mid-19th-century pub could be demolished to build houses on the site.

Plans published by Wigan council refer to The Red Lion building on Westleigh Lane, Leigh.

GTTD Properties Ltd has applied to pull down the vacant pub building and erect three homes on the plot.

The mid-19th century building, which has accommodation to the upper floors, sits at the junction of Nel Pan Lane.

Plans for Starbucks drive-thru are set to be decided on

The application is within Marus Bridge Retail Park in the Winstanley area of Wigan which is currently home to outlets including Sainsbury’s, McDonald’s drive‑thru, B&M and a petrol station.

If approved, the coffee shop would become the borough’s third Starbucks outlet with others operating at Scott Lane Services and the Market Place in the town centre.

Vehicle access is from Worthington Way, which connects to the A49 Warrington Road to the east of the site.
